Design Services

DTF Design is pleased to offer services for both residential and commercial projects regionally, nationally and internationally. Projects range from high-end residential home furnishings projects and renovations, to full-scale architectural home design-build, small office design, corporate office building design, and fine art acquisition.

PROGRAMMING

We engage our clients in the early design process by asking many questions and getting to know the project requirements, define goals, establish budgets, evaluate space and clarify and define the overall vision.

 

SCHEMATIC DESIGN

The schematic portion of the project focuses on creating conceptual design schemes that tell the story of the project. This may include inspirational images, inspired sketches, plan evaluation, space planning, furnishing layouts, preliminary material and finish selections, furnishing styles, and color palate options.

 

DESIGN DEVELOPMENT

During the design development phase, DTF Design meets with you and your team to discuss the feasibility of the vision.  Together, the conceptual design is refined.  These refinements may include plan alterations, material and equipment selections and/or furnishing and artwork options.  Interior Architectural drawings, renderings or quick hand sketches that communicate the design concept are further developed and fine-tuned.

CONSTRUCTION DOCUMENTATION

The construction documentation phase entails the working drawings, details and written specifications necessary to build your project and bring the vision to life.  The drawings and specifications will be delivered to you and your team to ensure a cohesive and coordinated design

PROJECT MANAGEMENT

Throughout the project, DTF Design acts as the professional liaison and consultative guide to the client and coordinates with the project team to ensure a smooth delivery of goods and services.  DTF Design prepares cost estimates, projected timelines, value-engineers products and services when necessary, and oversees any required installations.  Full project management includes frequent jobsite visits for quality control and client satisfaction.
